In-person inspection before pricing
We find hidden problems like rotted sheathing or failed flashing before a board is removed. No mid-project surprises and no change orders for issues we should have caught.
A siding replacement is a structural reset for your home. Acumen Renovations inspects your home in person before quoting, builds a complete scope from day one, and installs vinyl, engineered wood, and James Hardie fiber cement to manufacturer spec.

A siding replacement is a structural reset for your home. Most contractors price what they can see from the sidewalk. We inspect every home in person before quoting, build a complete scope from day one, and manage expectations from the first call to the final walkthrough.
Before we start, we want to know where the home is, what research you have already done, which products you are weighing, and what concerns you have. Then we visit and inspect the home properly.

“If we cannot bring a future client by to show off our work with pride, we would rather pass on the job.”
We find hidden problems like rotted sheathing or failed flashing before a board is removed. No mid-project surprises and no change orders for issues we should have caught.
A real bid spells out more than the panels. Siding, trim, house wrap, flashing, fascia, soffit, accessories, rot repair, and warranty terms are all in writing up front.
We will not skip flashing or piece in shortcut repairs that weaken the finished wall. Siding is no place to cut corners.
Hardie Weather Barrier on James Hardie jobs, Kimberly-Clark BLOCK-IT elsewhere, with flashing per manufacturer spec. Caulk is never a substitute for flashing.
Lap, vertical, board and batten — full exterior system replacement.
Corner boards, frieze boards, and window and door trim replacement.
Fascia, soffit, house wrap, flashing, and exterior wood rot repair.
Shutters, gable vents, mounting blocks, and architectural accessories.
Not every home needs the same product. The right call depends on the home, the neighbourhood, the budget, and how much maintenance you want over time. We do not push the priciest option — we recommend what we would put our name on.
Offered in 12-foot and 16-foot panels. We favour 16-foot panels when available for the chosen colour — fewer seams and a cleaner finished look.

Our go-to vinyl line: natural woodgrain look, fade-resistant colours, and no painting required. Available in horizontal and vertical profiles, with 16-foot panels in select colours for fewer seams and a cleaner exterior. Typically around 35% less than fiber cement.
Acumen’s take: a strong fit for homeowners who want quality and low maintenance with no painting, and a smart choice on price-conscious projects where vinyl suits the home.

A preferred premium option for strong looks, design flexibility, and value. Offered in lap, bevel, panel, shake, shingle, and scallop — the widest style range here. Typically 10–15% less than James Hardie, and more flexible, which often suits older homes.
Acumen is a Gold Tier LP SmartSide Preferred Contractor — the highest tier available. Installs qualify for LP SmartSide’s full manufacturer warranty.

A fiber cement option with strong brand recognition and a premium finish — often discussed alongside LP SmartSide where neighbourhood fit, resale, and long-term kerb appeal matter. Heavier and more rigid, so older homes with movement may need extra evaluation first.
Acumen is a James Hardie ALLIANCE Member, recognising installation standards, training, and manufacturer-aligned practices.
Royal Woodland, LP SmartSide, and James Hardie can all be good options when they fit the house, the neighbourhood, and your expectations.

If two contractors are not specifying the same scope, they are not bidding the same job. A lower number often just means something is missing. Every Acumen quote addresses the full exterior system.
Beyond which material to choose, these two choices affect how your project comes together — and how your home looks and performs for years after install.
Lap siding is our recommendation for most homes — and here is the honest reason why.
Both are valid. We lay out the real trade-offs so you decide without pressure.
When both are being replaced, we recommend addressing windows before siding — doing siding first means paying for trim details twice.

Many siding projects uncover some rot, and that does not surprise us. Nearly 30 years of experience tells us where to look, and we can often anticipate the trouble spots before the project even begins.
When we find rot, we replace what is rotten. Sheet goods are replaced stud to stud, and on lap projects we typically strip back to the sheathing. If damage runs deeper into the subframing, we photograph it, explain what we found, and review the cost before moving forward.
Common areas where rot turns up during siding removal:
Hardie Weather Barrier — required to keep the manufacturer warranty aligned.
Kimberly-Clark BLOCK-IT House Wrap — our standard across LP SmartSide and Royal Woodland installs.
Caulk is not a substitute for proper flashing. Caulk fails, paint fails, and water finds small openings. Good siding work is about controlling where water goes before it becomes a problem.
Every project follows the same structured approach: no surprises, no missed scope, and clear communication from the first conversation to the final walkthrough.
We gather the basics — location, research done so far, products under consideration, and what you want to accomplish.
We visit before pricing and assess siding, trim, corners, frieze boards, windows, doors, penetrations, soffit, fascia, and moisture.
We compare Royal Woodland, LP SmartSide, and James Hardie with manufacturer literature — no pressure on design choices.
We confirm exactly what is included: siding, trim, fascia, soffit, accessories, rot repair, paint, and the plan for hidden damage.
Installed to manufacturer spec with care for flashing, house wrap, trim details, and water management at every penetration.
We clean up every day, haul debris in dump trailers, tarp the grass, and protect shrubs and landscaping throughout.
We walk the finished project together, answer questions, and confirm you are satisfied before we leave.
Have a special tree, flower, or plant with personal meaning — something planted for a loved one or important for any reason? Please mark it with ribbon before we arrive, and we will make sure the team takes extra care around it.
Kansas City homes face hail, humidity, and temperature swings that wear siding in ways you cannot always see from outside. Not every issue means full replacement — but these are worth getting assessed.
Siding pulling away or visibly distorted usually means moisture or improper installation — and it will not correct itself.
Cracks and widening joints are direct entry points for water, leading to sheathing damage, rot, and mould behind the wall.
Paint that fails within a few years often signals moisture behind the siding. A repaint will not fix the real problem.
Staining or dampness on interior walls next to exterior siding is a late warning sign — sheathing damage is likely already present.
Failing siding compromises the thermal envelope. Unexplained heating and cooling cost increases can point to the exterior system.
Kansas City hail can damage siding invisibly; minor-looking dents can break the water barrier. We assess storm damage free during site visits.
