How Much Does a Deck Cost in Kansas City?

How Much Does a Deck Cost in Kansas City?

A 12×16 treated-wood deck two feet above grade comes to $11,328 in our live deck estimator. A 16×20 entry-composite deck at the same height comes to $26,560. A 16×20 entry-composite deck eight feet above grade, with aluminum railing, stairs, and a concrete landing, comes to $42,399. These Acumen Renovations calculator examples were checked on October 19, 2026. Your dimensions, selections, and site conditions determine your project price.

The two low-deck examples above include no railing, stairs, new landing, or demolition. The elevated example includes those access features but no demolition. All three use the ledger-attached selection. These are planning estimates; final scope and pricing are confirmed after an on-site review.

Start with how you will use your deck

Before I recommend a size, I try to understand the intended use for the space. What do you actually want to do out there? That gives us a reason for the footprint we are pricing.

We meet homeowners planning something much larger than they will actually use. Sometimes they start with the size of the deck they already have; sometimes they are looking at what the neighbors built. A smaller deck that serves your needs is worth considering when you are deciding where to spend your budget.

Eight deck cost examples from our live calculator

Here is what each example actually includes. Dimensions are listed as projection away from the house × width along the house. Every example below uses ledger attachment, with no existing-deck removal or optional joist flashing tape selected.

The stair examples use standard stairs with fascia, placed at the middle of the front edge, with treads and risers in the selected decking material. None of these examples includes a pergola, under-deck roof, gates, skirting, privacy wall, post wraps, lighting, seating, or accessibility add-ons.

A no-railing example applies only where the actual site and applicable requirements allow it. A low deck still needs a safe way to enter and exit; if that requires stairs or a new landing at your home, add them to your estimate.

Wood vs composite deck cost in Kansas City

Here is the same 16×20 deck with four decking choices. Each version is two feet high and ledger attached, with no railing, stairs, landing, demolition, or optional upgrades. Keeping those selections the same shows what the decking choice changes.

Decking selectionCalculator totalDifference from treated wood
Treated wood$18,880Baseline
Deckorators Summit — entry composite$26,560+$7,680
Deckorators Vista — select composite$27,840+$8,960
Deckorators Voyage — premium composite$30,560+$11,680

For this deck, moving from entry to select composite adds $1,280. Moving from select to premium adds $2,720. Once you can see the dollar difference, you can decide whether that upgrade matters enough to you.

When we discuss wood and composite, I frame the decision this way: “Do you want to pay for your maintenance now or later?” Treated wood has the lower upfront price here, with ongoing wood maintenance and finishing to plan for. Paying more for composite can reduce that recurring finishing work. Composite still needs cleaning and care; these examples do not calculate lifetime maintenance costs or a payback period.

The product warranty is another part of the decision. Read our composite deck warranty guide for a closer look at what coverage means.

How much does railing add to a deck

The low 16×20 Summit example increased from $26,560 without railing to $32,020 with Westbury Tuscany aluminum railing. The calculator listed 52 linear feet of deck railing at $5,460. The same railing change on the premium-composite version added the same $5,460.

Keep the railing selection consistent when comparing decks, too. On this deck, the railing adds more than the difference between entry and premium composite decking. That helps explain why a decking-material comparison alone cannot tell you the cost of the whole project. Confirm the railing system, quantity, stair rails, gates, and attachment details in the final scope.

We explain the installation details separately in What We Find When We Tear a Deck Railing Apart.

What deck stairs and a concrete landing add

At eight feet high, the 16×20 Summit deck with Tuscany deck railing and no stairs is $32,660 in the estimator. With a four-foot-wide staircase, rails on both sides, and a 5×4-foot concrete landing, the total is $42,399, an increase of $9,739.

The estimate broke that addition into $3,150 for stair railing, $3,909 for treads, $2,280 for risers, and $400 for the concrete landing. The calculator labeled the staircase as 14 steps. Those are the displayed planning quantities, subject to verification of the finished rise, grade, and layout.

The concrete pad is at the bottom of the staircase. It is not an intermediate deck landing or a switchback platform. Increasing only that pad from 5×4 to 6×4 feet changed its line item from $400 to $480 and the total from $42,399 to $42,479.

The $9,739 addition includes stairs and a new concrete landing together. We check on site whether an existing surface can serve as the landing.

For a homeowner trying to keep the budget down, I recommend basic stairs. Decorative stair designs and picture framing can add considerably to the price. The standard stairs with fascia used in these examples give you a defined starting point before you consider those details.

Does an elevated deck cost more

Keeping the 16×20 Summit deck and Tuscany railing the same, with no stairs or landing, changing the height from two feet to eight feet increased the calculator estimate from $32,020 to $32,660. That is a $640 difference for height alone in this particular test.

For planning, I would look at the complete layout you will use, including how you reach the yard. Once the elevated example included stairs and the concrete landing, its total was $42,399. The $640 height-only difference tells you about the platform comparison; the full package tells you more about the project you are considering.

How framing and attachment affect the estimate

Decking is the walking surface. Framing is the structure supporting it. Attachment describes how that structure connects to, or stands beside, the house. They are separate decisions.

On the 16×20 elevated Summit example with Tuscany railing, stairs, and the 5×4-foot landing, switching from ledger attachment to freestanding changed the total from $42,399 to $44,499. The calculator’s structural-post count changed from five to ten.

The Cantilever Attachment selection shows $42,399 for the same package. Your house connection determines which attachment is suitable; we confirm that along with the final framing specification during project planning.

For a closer look at the supporting structure, read our deck framing guide.

Optional joist flashing tape was priced separately. Adding it to the low 16×20 treated-wood baseline changed the estimate from $18,880 to $20,000, with a $1,120 joist-flashing line item. That option concerns the joist tops; house-connection flashing still needs to be specified as part of the attachment detail.

How I approach a deck that is over budget

The best place to reduce cost varies with the project. If premium decking is selected, that is usually the easiest place to start. Aluminum railing is another selection I review. Then we can look at decorative details and whether the footprint fits the way you will use the space.

  • Compare decking tiers. Keep the layout the same and see what a different surface does to the total.
  • Review the railing. Compare the available systems while retaining the railing the project requires.
  • Simplify the finish details. Basic stairs and a deck without picture-frame borders are options to consider.
  • Revisit the size. Pay for space that serves your intended use. A larger footprint adds cost even when the materials stay the same.

If the deck will sit close to the ground, I also consider whether a patio would serve the intended use better. That is a separate project comparison worth making before committing to a low deck. The right choice depends on the site and the finished space you want.

Build quality is the part I will not compromise on. We can simplify the project to work toward a budget. If the budget will not support building the agreed scope correctly, I will pass on the job. I will not risk my reputation by cutting the quality of the build.

Demolition permits and site conditions

A replacement deck has work that a new build may not. Adding removal of a 320-square-foot existing deck to the $42,399 elevated example added $1,440, bringing the calculator total to $43,839. That was the live removal allowance for the selected footprint. It does not establish a price for concealed damage or every demolition condition.

Permit requirements, inspections, and fees depend on the project address and local authority. Acumen manages permitting for its deck construction work. Your written project scope should explain the permit process and which permit and inspection fees are covered.

The site review also needs to address the house connection, ground slope, footing locations and soil conditions, access for workers and materials, drainage, irrigation, and any concealed damage found during removal. The calculator warns that unforeseen site conditions can add cost. These examples have no assigned allowance for an unobserved condition.

Review finishing work, gutter or downspout relocation, and lawn restoration with your contractor, along with any applicable taxes or financing charges. Defining those items helps turn your online estimate into a clear project scope.

What should be included in a deck estimate

An estimate is useful when you can tell what it buys. Before comparing totals, confirm these items:

  • Footprint, height, attachment method, and the specified framing system.
  • Decking product, edge finish, fasteners, and any picture-frame borders.
  • Railing system and quantity, stair width and finish, stair rails, and landings.
  • Existing-deck removal, disposal, and the process for concealed damage.
  • Footings, connection and moisture-management details, permits, inspections, and fees.
  • Optional features, site restoration, finishing work, taxes, financing charges, and exclusions.

Our guide to comparing contractor bids explains how to keep those scopes consistent.
